ARC LLC is a privately owned real estate and development company located in Jacksonville Beach. We provide pet friendly residential and commercial properties for lease in highly sought Atlantic Beach and surrounding areas (zips 32233, 32225 and 32207). Glean the benefits of a privately owned landlord - including laundry, no application fees, case by case application review and of course pet friendly!

All of our houses are cigarette smoke-free and very pet friendly. As a small company we have the independence to not discriminate against previous bankruptcy or foreclosures. Renting a single family home from us is more like home, we do not have some of the restrictions and fees that large companies and apartment complexes impose, and we also do not have the maintenance support that larger companies and apartment complexes may have. HOA restrictions may apply.

With a variety of local properties to choose from, we offer tenant centered property management to North Florida's families. Close to Mayport Naval Station and NAS Jax, we welcome active and retired military; also close to the University of Florida, Florida State College and Mayo Clinic.

Due to such high demand for our properties - we do require a request for showing form with a photo id or that an application be completed prior to any viewing.

To put you at the top of the viewing list we recommend completing an application (no fee) which can be submitted from this website.

Security Deposits are non-refundable binders to hold a property until date of move in.

When you decide to lease a property from us, you will be leasing a property that has been customized and updated to impeccable living standards at a reasonable cost to rent .


We offer homes to lease in desirable Atlantic Beach, Intracoastal West (Jacksonville West Beaches) and Jacksonville Beach, Florida.


ARC Inc welcomes individuals and families including all pet family members! In fact, we offer one flat fee for all pets that are approved in the rental application! (HOA restrictions do apply on some properties)


We are recognized as a Community Pillar by Zillow for working with renters who do not meet all standards for larger companies but can still afford to rent!


We do not charge any application fees and applications are processed first come first served. Most of our tenants complete an application after driving by and before viewing as properties in the area rent so quickly!

We require some basic contact and background information in order to schedule a tour of one of our properties. Most of our properties will be occupied at the time of in-person viewings so we must gain some basic information to coordinate a tour with the current tenants, and to work with the current tenants' schedules and to screen for serious inquiries only.

We also require some photo identification to prove that the person asking for a tour is in fact that person. This should be a government issued identification (passport, military, driver's license, etc.).

We also ask that before scheduling an in person tour that all interested parties view the available online virtual tours and drive by the property before we disturb the current tenants.
