Maintenance Request Form (Step 1)
All ARC leases require that any requests for maintenance must be received in writing via detailed email or this request form. (Texts and social media do not suffice). Tenants are responsible for all basic maintenance issues under $100 ($150 post 2022) and the for the first $100 ($150 post 2022) of service calls/repairs (see your lease for details or call us to clarify). Tenants are required to report any and all issues which can cause damage to the property and for all damages caused due to neglect or failure to maintain adequately. Be sure to check your lease for tenant responsibility regarding plumbing/clogs, ac lines, neglect, etc. Please send applicable photos to nicole@archouses.com.
Tenants understand that if they fail to be home for a requested maintenance call and have declined the landlord to be present for the service call, that the Tenants will incur all associated service call fees and rescheduling fees.
If this is a life threatening emergency please call 911. For city maintenance numbers, troubleshooting and resources please see the maintenance page link below. If you need to turn off your water for an emergency leak, call the City of Atlantic Beach for 32233 properties or JEA for all other properties. For after business hours if you have hit a water main line and a flood is imminent the fire department may be able to assist.
Water valve shut offs are often located behind toilets (for toilet leaks), under sinks (for sink and faucet leaks) or outside the front door in the ground for the house main valve. There is also usually a city main shut off located near the street under a JEA slab or near the Atlantic Beach water meter.

The Tenant is able to schedule their own service calls at their own expense for any damages incurred by Tenant to appliances, etc. during their tenancy as the lease does require that Tenant maintain the property in move-in condition.
